Situation

Torwood is situated within a generous plot of about 0.72 acres on Bonnington Road, one of the Royal Burgh of Peebles’s most desirable places in which to live. Peebles is a hugely popular market town with a population of around 9000. Amenities within Peebles include the Eastgate Theatre and Arts Centre, a swimming pool, the Gytes Leisure Centre, independent retailers, popular restaurants as well as national supermarkets and shops. The town also benefits from a health centre, dentists, banks and vets as well as well-regarded primary and secondary schools.

For those with an interest in country pursuits fishing, hill walking, mountain biking (Glentress Forest), horse riding and golfing are all on the doorstep. Peebles is also well-known for hosting festivals throughout the course of the year including the week-long Beltane Festival, the Tweedlove Bike Festival, an Arts Festival, an Agricultural Festival and the Rugby Sevens.

Peebles is well placed for those looking to live in a semi-rural location whilst being within a commutable distance of Edinburgh city centre, which is just a 24-mile drive away, and a frequent bus service provides access to the Capital as well as other local towns. The A703 provides easy access to the Edinburgh City Bypass.

General Description

Torwood, originally built in 1921 as a school boarding house is now being sold as an impressive 6-bedroom Arts and Crafts family home with a floor area of about 419m2 located on Bonnington Road, one of the most desirable streets to live on in Peebles. The property sits within a generous plot of about 0.72 acres and the thoughtfully landscaped garden with large lawn area, summerhouse, mature trees and shrubs, raised beds and a pond with a rill and water fountain extends to the front and one side of the property. Also to the front is a gated gravel driveway providing ample parking for several cars with a serviced double garage (built in 2013) featuring electric up and over doors, tiled flooring and a workshop. The south facing reception rooms and conservatory (added in 2004) provide the property with fabulously light filled living accommodation and the 6 bedrooms and 3 bathrooms spread over two floors equipe the property with ample facilities for a large family.

In 2013, the current vendors converted what was once the properties garage on the north side of the property to create a 2nd entrance, boot room, utility room, storeroom and garden room. This separate entrance provides the perfect access for both children and pets. In 2023, an Air Source Heat Pump (ASHP) was fitted, and this provides the property with both heating and hot water. It is understood that a gas boiler has been retained to provide backup or an alternative to the ASHP. It is worth noting that all services/utilities were updated/replaced in 1991 when the current vendors originally acquired the property.

As is evident from the photography, the property benefits from beautiful scenic views out over Peebleshire’s rolling hills.
